We Start at the Final Inspection
Grevilleapark is a window replacement shop on Adams St in Riverside, in the 92509 ZIP. We work the whole city and the tracts either side of the 91 and the 60.
What makes us different is not the glass. Anybody can order the same vinyl and fiberglass lines we order. The difference is that we plan every job around the signature at the end of it, because in this city the permit, the energy code and in many neighborhoods an architectural committee all get a say in what you are allowed to install.
Why That Became Our Focus
We kept getting called out to correct other people’s finished work. A bedroom slider that no longer gave a large enough clear opening for escape. Windows next to a tub with no tempered marking in the corner of the glass. Labels peeled off on install day, which sounds tidy and is actually the fastest way to fail a Title 24 check, because the inspector has nothing left to read the U-factor and SHGC from.
None of those are hard problems if somebody thinks about them before ordering. All of them are expensive once the stucco is patched and painted.
How We Quote
Two numbers, always. The window, and the route to a permit that gets signed off.
On a straightforward retrofit in a tract house off Van Buren Blvd or Alessandro Blvd, that route is short: an over-the-counter permit, one field visit, done. On a Wood Streets bungalow with original wood sash in openings that were never square, or on a house whose HOA reviews every street facing elevation, it is longer. You hear which one you have before you put money down.
On HOA Boards
We are not going to pretend a board is an obstacle to route around. They exist, they meet monthly in most Riverside tracts, and they care about the view from the sidewalk: frame colour, grids kept or dropped, how the exterior trim reads next door.
So we prepare a real submittal, with product data and photos of the elevation as it stands, and we do not book an install date until the approval is back in hand. Ordering ahead of a board is a gamble with your money, not ours.
Where We Say No
If your existing frames are sound and your glass already meets current code, we will tell you that and leave. Replacing serviceable windows to chase a small energy saving in a climate like this rarely pays back in any timeframe worth the disruption. West facing glass with no low-E coating is a genuinely different conversation, and in Riverside it usually is the west elevation that is worth doing first.
